Short Let Habitats Management Services

I provide comprehensive Airbnb management services, which can be tailored to meet each landlord’s preferred level of involvement. 
 

  • Creating and optimising listings on Airbnb and Booking.com.

  • Handling all guest communications promptly and professionally.

  • Providing detailed welcome guide booklets to enhance the guest experience.

  • Setting and adjusting rental rates, taking into account local events and last-minute availability.

  • Coordinating with a trusted, high-quality cleaning company.

  • Supplying all essential items for guests, including tea, coffee, sugar, milk, toiletries, and toilet paper (a full list can be provided).

  • Managing maintenance issues and coordinating with approved tradespeople as needed (with landlord approval for costs).

  • Conducting regular spot checks to ensure the property is well-maintained and cleaned to high standards.

  • Maximising occupancy and revenue through strategic listing optimisation and dynamic pricing.

Pricing and Fees

My commission is 13% of the net booking value, rather than the gross value, which is what most management companies base their fees on. I believe charging on the gross amount is unfair, as it includes costs that don’t reflect your actual income.
To clarify, my commission is calculated after platform fees and cleaning charges are deducted. For example:

  • Nightly rate: £100

  • Cleaning fee: £50

  • Gross total: £150

Many management companies would charge 13% on the full £150, costing you £19.50. I take a different approach. After subtracting the cleaning fee and the platform commission (typically 15%), the net amount is £85. My 13% commission is then applied to that figure, costing you only £11.05. That’s a significant difference in your favour.
All revenue goes to the landlord and I invoice for my commission at the end of each month.
When it comes to pricing your listing, I offer flexibility. I can either establish a pricing structure for you or, if you prefer, you’re welcome to manage it yourself. If you’d like me to handle the pricing, I consider a wide range of factors, including:

  • Property location

  • Number of rooms

  • Quality of décor and maintenance

  • Facilities available

  • Parking options

  • Proximity to local transport

  • Competitor pricing in the area 

It’s also helpful to understand your financial goals—specifically, your break-even income and your desired profit margin—so that I can align the pricing strategy to meet your expectations.

Experience and Track Record

I began my journey with Airbnb in 2019 by renting out a room in my home to earn a little extra income. Very quickly, I developed a passion for the short-term rental industry, and in 2022 I made the decision to leave my job and focus full-time on building a holiday let management business. Since then, I’ve gained experience managing both houses and apartments, and I currently oversee a diverse portfolio of properties. Several of these were previously managed by other companies, and under my management have achieved significant improvements in both occupancy rates, revenue and reviews.
Throughout my experience managing Airbnb properties, I have successfully resolved a range of issues promptly and to the satisfaction of both guests and landlords. Revenue Maximization

I focus on maximizing revenue through dynamic rate management. By closely monitoring market trends, seasonal demand, and key dates, I strategically adjust pricing to capture the highest possible earnings. My approach balances profitability with occupancy: rates are increased during high-demand periods, while competitive last-minute adjustments help minimize vacant nights.
I typically maintain a minimum two-night stay policy to optimize booking efficiency, though I may open select single nights—at a premium rate—when they fall between existing reservations. This strategy ensures strong occupancy levels while maximizing revenue potential.
My ultimate goal is to achieve near 100% occupancy each month, while consistently driving the highest returns for property owners.

Our Transparency and Reporting

All listings on Airbnb and Booking.com will remain under the landlord’s name, with myself added as a co-host. This ensures full visibility, allowing landlords to track bookings in real time and view the value of each reservation. At the end of every month, I will provide a detailed statement in the form of a clear, easy-to-read spreadsheet. This report will include a full breakdown of booking revenue, the landlord’s net earnings, and my commission.
